Douglas Scott has closed more deals worth more money than most in his specialty will ever approach. Prior to joining the 1st Service Solutions team, Douglas led the asset management of portfolios of commercial real estate valued at more than $3.8 billion and negotiated more than 800 real estate transactions covering approximately 10 million square feet. Most recently he was responsible for a $1 billion portfolio totaling 7.7 million square feet, closing the sale of 28 properties, and handling the acquisition of nine properties totaling $533 million and encompassing 4.3 million square feet.

As the Senior Director of Workouts, Douglas performs loan and collateral due diligence, recommends relief request terms for client review and discussion, and negotiates terms with servicers including recommending loan modification terms when appropriate as well as preparing models outlining cash flow assumptions and options. As deals approach completion, Douglas oversees the closing specifics to ensure a continuity of service for each client. His formula for success on every deal and for every client is simple and intentional. “Persistence and hard work and an understanding of the players in the small world of commercial real estate allow our team at 1st Service Solutions to serve our clients’ needs day in and day out,” he explains.

Douglas graduated from the University of Texas at Austin McCombs School of Business with a BBA degree in accounting. He is a Certified Commercial Investment Member (CCIM), a licensed real estate broker within the state, and a licensed CPA in Texas. Beyond his UT years, Douglas’ Texas roots run deep with family ties within the state dating back to before the fall of the Alamo. His son and daughter are also proud Longhorns and known to appreciate their dad’s skills on the grill and his BBQ acumen.
