One thing is for certain: retail is changing the commercial real estate landscape for good. Depending on who you listen to, “bricks and sticks” retail is either shrinking or, in some cases, expanding. What are the potential impacts, in EITHER situation, to an owner, especially when there is CMBS debt on it? By nature, CMBS is NOT flexible! As an owner, if my property performance is declining, what should I do? Should I approach my lender/servicer about relief? If so, when? What might the lender consider?
